Gozzer Ranch Overlook & Meadows

House 1:

The first house is made from hand-hewn logs, felled from the very beautiful location where the home now sits. The logs were placed in a unique vertical fashion by the one person who built it, over a period of 8 years. The beams and most of the trim work were fashioned by hand by the builder, an accomplished engineer and furniture artisan, who specialized in the arts and crafts style. The builder lived on the property for about 30 years, first building the smaller house for himself and his wife. Then he began work on the log home.

The property was originally purchased by Jim Garrett and his wife, from John and Peter Gozzer, the namesakes of the newly famous "Gozzer Ranch Golf and Lake Club", which borders the northern boundary of the property.

The current owners purchased it from Mr. Garrett around 1997 and have spent summers clearing brush, seeding the approximately six-acre meadow, and thinning and trimming trees. Currently the property is being professionally thinned according to the owners' timber management plan, enhancing both the beauty and health of the forest.

The breathtaking views of Lake Coeur d'Alene can be seen from many directions of the property, from both of the houses as well as the hilltop, where one can observe a panoramic view of the lake from the Veteran's Bridge down the main channel of the lake, for miles. With the lake, mountain views, the Rathdrum prairie, and the Gozzer Ranch Golf Course just below, it is the perfect spot to build a home!

The log home has a fabulous view, looking out toward Squaw Bay and across the lake to the new Hagadone Condominium project. The second home looks over Gozzer Ranch Golf and Lake Club and has southern views of the lake, mountains, and trees. Both homes would make wonderful residences for a two family buyer or great guest homes for persons wishing to build a larger home for themselves.

The property has a wonderful well that gushes fresh, tasty water from 430 feet under the ground, and services both homes with never a drop in water pressure or volume. An additional spring services the log home for watering the lawn and plants.




House 2:

The second house was actually the first home built on the property by Mr. Garrett. He and his wife did not have enough money for the property, so the Gozzers, John and Peter, allowed them to begin building the cabin prior to their purchase of the property. Eventually, the Garretts saved enough to purchase the land as well.

The only plumbing they had was a line pumped up from the spring into the holding tank above the cabin, so gravity could allow it to flow into the cabin. The outhouse was what it was. It is an original Roosevelt outhouse, built by the Civilian Conservation Corps in the 1930's.
The cabin was stripped down to the beams in 1999 by the current owners in order to remodel it as a home for their parents. The entire interior was rebuilt, resulting in a cozy and quaint home. The master bedroom includes a private bath. The second bath services the rest of the home. There is a cozy living room and kitchen combination, and a large loft that could serve as an office or extra bedroom.

The cabin overlooks the Gozzer Ranch Golf Course, as well as views of Lake Coeur d'Alene. Both homes were fitted with new septic systems in 1999. (Log 1500 gal tank, cabin 1000 gal tank)




Tax Parcel 108330, 44.77 acres

This is some of the most beautiful land you will ever experience, serene and peaceful with striking views at each new glance. You will experience the wonders and joy of observing wildlife in their natural habitat. Moose, deer, elk, wild turkeys, rabbits, foxes, and bobcats have been residents here for years. They are entertaining to watch and you can observe their activities in their natural habitat. Some of the more curious animals will follow you around as you walk, do yard work, or relax - something may be watching you!

There are many types of birds, from the Idaho Bluebird, to Robins, Owls, Raptors, Chickadees, Nuthatches, Woodpeckers, and many more, all of whom are a joy to watch as they come and go from your feeders, or sitting on a fence or post.

The forty-acre parcel can be split into two twenty-acre parcels with no hassle of application or hearings. The county says "just draw a line" where you want to split it. You could sell off a twenty-acre parcel to pay for your new home, or you could build a single family residence or a duplex on each of the twenty acres, for whatever purpose you choose. A great family compound comes to mind.

At the entrance of the property are two mature heirloom apple trees, most likely planted by the original homesteaders. The current owners have worked with the trees over the years to improve the texture and flavor of the apples, and now enjoy fresh, organic homemade applesauce throughout the year. The wild berry bushes on the property produce jams and jellies like no other, with a unique flavor rewarding only the privileged few in the area willing to pick the berries; an activity that begins just before the Fourth of July holiday and can continue into August. So if you miss some, there will be others on the way. It is well worth the effort!

A developer's dream site, with so many views to choose from, the creative eye will embrace the opportunity to offer to the community a portion of this beautiful parcel graced with an elegant home or a vacation cabin. The trees have been properly cared for an the land is clean of thick brush, allowing for spectacular viewing at any location on the property. The most difficult decision would be whether to break it into smaller parcels to sell, or to keep it for the family estate.
